Registration as a real estate agent in the Valencian Community has been compulsory.
From the 16th of October 2022, all estate agents who want to sell properties in the provinces of Alicante, Valencia or Castellon must apply for registration as real estate agents of the Valencian Community according tot he royal decree 98/2022, of the 29th of July.
Registration is compulsory; from that date onwards, estate agents in Valencian Comunity have meet the requirements.
- - Prove a minimum experience of 3 years in the exercise of said activity.
- - Have an establishment open to the public that is accessible and adequate to serve citizens and has the permits, licenses and tax registrations legally established for the exercise of the activity.
- - Real estate activity insurance with a minimum coverage of 600,000 euros per year to cover any civil liability that may arise from it.
- - Possess surety or bond insurance with a minimum guarantee amount of 60,000 euros per establishment open to the public and year of coverage that can be executed by express agreement between the Collaborating Real Estate Agent and the people who have delivered the amount in question. or court ruling or final arbitration award.
- - Not have a criminal record for convictions in processes related directly or indirectly to real estate activity, the veracity of documents or the management of public and private assets.
- - Have the necessary material resources to carry out their functions and, particularly, the computer and telematic equipment that guarantees access to the Internet and the correct management of the Xarxa Lloga'm computer application.
- - Have qualified personnel to carry out the entrusted functions and care for citizens.
- - Be up to date with compliance with tax and social security obligations.
- - Possess electronic identification and signature admitted by the Generalitat.
The requirements provided for in this article must be maintained throughout the duration of the status of Collaborating Real Estate Agent.
